In-Person or Virtual Coaching For Your First Home

This service is designed to be the "owner's manual" for your home that the previous owners forgot to leave behind. Whether we meet at your property or connect virtually, we’ll walk through the practical essentials of running a house: finding your emergency shut-offs, understanding how your HVAC and hot water heater actually work, and setting up a realistic maintenance calendar. We also cover the outside of the home, like basic landscaping and lawn care tips, and go over an emergency checklist for when the weather turns. It’s also an open forum for you to ask all those "random" questions you've collected, from what tools you actually need in your junk drawer to how to tackle your first few DIY projects.

How this differs from a Home Inspection
It’s important to note that this isn't a home inspection. An inspector’s job is to find defects and "red flags" to help you decide whether or not to buy the house. My service starts after you’ve already moved in. Instead of just looking for what’s broken, I’m teaching you how to use what you have. Think of an inspection as a medical checkup (finding problems) and this service as personal training (learning how to maintain and improve your home's health yourself). While an inspector gives you a report of issues, I give you the knowledge, the schedule, and the technical confidence to manage your home's systems for the long term.

A home inspection is a "pass/fail" report meant to find defects before you buy. My service is an educational orientation for after you move in. While a home inspector tells you what is wrong, I show you how things work, where things are located, how to maintain it, and how to fix minor issues yourself. Think of it as moving from a medical diagnosis to a personal training session for your home.

Yes, but it depends on your personal comfort with being virtual. Using a smartphone or tablet, we can do a live video walkthrough. I’ll guide you to specific areas like your furnace or main water shut-off, and we’ll look at them together. I can often identify sounds or visual cues over video and provide the same technical logic as I would in person. It’s a great, flexible option for busy schedules.

This is exactly who I built this for. I specialize in explaining technical ideas in plain English. There are no "dumb" questions here. We start with the basics like which tools you actually need in your kit and work up to the bigger systems so you feel more confident in maintaining your own home.

Bring them! Although I have a curated list of items I address for this service, feel free to let me know any additional questions you might have. Many clients use this time to clear out a "backlog" of questions they’ve gathered since moving in. Whether it’s about a weird noise in the pipes, how to prune your specific shrubs, or which DIY project you should tackle first, we can cover it.

Yes. Whether we meet in person or virtually, I provide a summary of the key systems we discussed and a basic maintenance calendar (like when to change filters or blow out sprinklers) so you don't have to rely on memory alone.

We look at the "big picture" of your property. This includes basic lawn care schedules, identifying your plant categories and how to prune them, gutter maintenance, and how to prep your yard for heavy Connecticut snow or summer storms.

This is primarily an educational and advisory service. While I may demonstrate a small fix during our time together to show you how it’s done, the goal is to give you the knowledge and the "why" behind the repair so you can handle it (or manage a contractor) in the future.

We will allot up to 3 hours for this service.

This service is $300 - $500 depending on the size of your home. For instance a small condo would be on the lower end while a larger home will be on the higher end. If I have to travel more than 10 miles to your location there will be a travel cost of up to $100.
